DISTRIBUTE all executed contract and all relevant addenda to buyer's agent, lender, and title company.

CONFIRM receipt of earnest money deposit and track its status.

CREATE "Under Contract" post and solicit referral from agent’s client.

CREATE transaction timeline with key dates for agent AND seller reminders.

Inspection Period Coordination:

COORDINATE all inspections with the seller’s availability.

ASSIST agent directed counter offer to PICRA addendum

TRACK of agreed-upon repairs, obtaining invoices/receipts.

Appraisal & Loan Processing (Seller Support):

COORDINATE appraisal appointment with seller.

PROVIDE appraisal package of comps, upgrades, surveys, etc.

UPDATE appraisal and loan status until approval

Closing Preparation (Seller Side):

COMPLETE all requests from settlement agents required of the seller.

COLLECT HOA/condo documents for the buyer.

SCHEDULE final walkthrough with buyer's agent.

CONFIRM seller has removed all personal items from the property and has all keys to give to agent.

CONFIRM closing time and location with all parties and seller's preferred method for receiving funds.

Post-Closing:

CONFIRM recording of the deed.

REQUEST video testimonials from the seller.

UPDATE CRM with transaction details. (if needed)

Buyer Plan: Contract to Close

Initial Phase:

CREATE a Buyer File with Buyer Broker Documents .

PREPARE agent directed offer documents.

SEND fully signed offer to Listing Agent

REVIEW fully executed contract and all necessary disclosures for compliance.

DISTRIBUTE all executed contract and all relevant addenda to buyer's agent, lender, and title company.
