Buyer Side Checklist

Create a Contract loop with Addenda and Add all Available Information

Review Contract for Accuracy. Addendums. and Signatures & Initials

Upload Contract & Addenda to Document Management System

Submit buyer Broker Agreement & all Disclosures for Admin Review
-
Send Ratified Contract and Addenda to all parties and submit to Admin Review
-
Send Referral Request to Buyer
-
Verify EMD is received per contract requirements
-
Coordinate and Order Inspections: Home/Termite/Well/Septic/Water
Verify that Utilities are turned on for Inspections -
Check with Settlement Agent on Initial Title Search to be sure there are no non-curable problems

Obtain all Inspection Reports for the creation of PICRA or release
-
If PICRA is ratified, submit Ratified PICRA to all parties and Admin for MLS update If Contract is released. submit to all parties for ratification. Admin. coordinate release of EMD

Order Survey through Settlement Agent (if required in contract)

Send Termite Letter to all Parties - if repairs are required. remind Listing Agent about them
-
Verify Appraisal has been ordered
-
Check with Lender on Status of Loan and verify that Buyer has submitted all paperwork needed

Remind Buyer to order Homeowners Insurance and to submit any missing paperwork

Check on Loan, Appraisal and Title updates for any potential issues
-
Review HOA. POA. and Condo Documents for Delinquencies and/or Violations
-
Send HOA. POA. and/or Condo Resale Certificate(s) to Settlement Agent && Admin Review Collect Receipts for all required repairs from the Listing Agent

Check on Final Appraisal results and any Conditions or Repairs required

Send Buyer a "Closing Instructions" email
-
Ensure that Home Warranty is Ordered, When Applicable
-
Review Preliminary CD/HUD to check for the fulfilment of Contract obligations
-
Coordinate Walk-thru. Closing. Utilities and Key exchange

* Check on Closing Package from Mortgage company. if any. to Settlement Agent
-
• Submit final signed CD/HUD and Pavdav request to Admin for Review
-
* Update Agent Database with Buyers' contact and personal information
Request Online Reviews from Buyer (Website. Facebook: Google. Realtor. Zillow) -
Update agent's database with Buvers' new and personal information for follow up
