Seller Plan: Listing to Close

  • Listing Preparation & Activation: 

    • CREATE the listing agreement and disclosures. 

    • UPLOAD photos, virtual tours, and documents to MLS. 

  • Offer Management

    • ASSIST agent-directed counteroffers, amendments, and addenda. 

    • REVIEW contract and addenda for compliance. 

    • UPLOAD, If necessary, all documents to brokerage administrative databases.  

  • Under Contract - Initial Phase: 

    • DISTRIBUTE all executed contract and all relevant addenda to buyer's agent, lender, and title company. 

    • CONFIRM receipt of earnest money deposit and track its status. 

    • CREATE "Under Contract" post and solicit referral from agent’s client. 

    • CREATE  transaction timeline with key dates for agent AND seller reminders. 

  • Inspection Period Coordination: 

    • COORDINATE all inspections with the seller’s availability. 

    • ASSIST agent directed counter offer to PICRA addendum 

    • TRACK of agreed-upon repairs, obtaining invoices/receipts.

  • Appraisal & Loan Processing (Seller Support): 

    • COORDINATE appraisal appointment with seller. 

    • PROVIDE appraisal package of comps, upgrades, surveys, etc. 

    • UPDATE appraisal and loan status until approval 

  • Closing Preparation (Seller Side): 

    • COMPLETE all requests from settlement agents required of the seller.  

    • COLLECT HOA/condo documents for the buyer. 

    • SCHEDULE final walkthrough with buyer's agent. 

    • CONFIRM seller has removed all personal items from the property and has all keys to give to agent. 

    • CONFIRM closing time and location with all parties and seller's preferred method for receiving funds. 

  • Post-Closing: 

    • CONFIRM recording of the deed. 

    • REQUEST video testimonials from the seller. 

    • UPDATE CRM with transaction details. (if needed) 

Buyer Plan: Contract to Close

  • Initial Phase: 

    • CREATE a Buyer File with Buyer Broker Documents . 

    • PREPARE agent directed offer documents.  

    • SEND fully signed offer to Listing Agent  

    • REVIEW fully executed contract and all necessary disclosures for compliance. 

    • DISTRIBUTE all executed contract and all relevant addenda to buyer's agent, lender, and title company. 

    • CONFIRM receipt of earnest money deposit and track its status. 

    • CREATE "Under Contract" post and solicit referral from agent’s client. 

    • CREATE  transaction timeline with key dates for agent AND buyer comprehensive plan of expectation. 

  • Inspection Period Coordination: 

    • COORDINATE all inspections with the buyer’s and inspector’s availability. 

    • ASSIST agent directed counter offer to PICRA addendum 

    • TRACK of agreed-upon repairs, obtaining invoices/receipts. 

  • Lender & Loan Processing Support: 

    • COMMUNICATE with buyer’s lender to regularly monitor buyer’s loan progress to ensure loan commitment by contract deadline. 

    • TRACK appraisal order and completion. 

  • Title & Due Diligence: 

    • MONITOR title commitment for any issues or requirements. 

    • ASSIST agent with any property survey issues.  

    • COORDIANTE receipt and review of HOA/condo documents. 

  • Insurance & Utilities: 

    • CONFIRM buyer’s homeowner’s insurance sent to settlement agent 

    • PROVIDE utility contact information to the buyer for new account setup. 

  • Closing Preparation (Buyer Side): 

    • COORDINATE final walkthrough with the buyer and seller's agent. 

    • REVIEW estimated Closing Disclosure (CD) for accuracy. 

    • CONFIRM buyer's funds needed for closing. 

    • CONFIRM closing time and location with all parties. 

    • REMIND buyer of items to bring to closing (ID, funds, etc.). 

  • Post-Closing: 

    • FOLLOW UP on receipt of keys, garage remotes, etc. 

    • REQUEST video testimonials from the buyer. 

    • UPDATE CRM with transaction details.
